Datele sunt oferite de portalul imobiliare.ro.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Apartamentele din Prelungirea Ghencea nu sunt numai cele mai ieftine din sector, dar \u0219i din \u00eentreaga Capital\u0103, cu un pre\u021b mediu de 1.220 euro pe metru p\u0103trat. Zona este deja faimoas\u0103 pentru&nbsp;num\u0103rul de proiecte imobiliare ce au ap\u0103rut \u00een ultimii ani. Din p\u0103cate pentru locuitori, \u201eboom-ul\u201d imobiliar nu vine la pachet \u0219i cu dezvoltarea infrastructurii. Aici, un apartament cu dou\u0103 camere cost\u0103, \u00een medie, pu\u021bin peste 70.000 euro.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de v\u00e2nzare \u00een Sectorul 6<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Pre\u0163ul mediu \/ m2 de v\u00e2nzare a unui apartament este de 1.568 euro, conform datelor oferite de platforma imobiliare.ro.\u00a0Pe l\u00e2ng\u0103 Prelungire, cel mai ieftin se vinde \u00een cartierul Militari, mai exact \u00een zonele Militari-Apusului-P\u0103cii  (1.285 euro \/ m2), respectiv Militari-Gorjului-Lujerului-Uverturii (1.336 euro\/ m2), \u00een vreme ce pre\u0163urile explodeaz\u0103 \u00een zona Groz\u0103ve\u0219ti-Politehnica (2.610 euro \/ m2).<\/p>\n\n\n<div class=\"infogram-embed\" data-id=\"_\/kmBZUrOnGNQbeoINbQsQ\" data-type=\"interactive\" data-title=\"Pret mediu S6\"><\/div>\n<p><script>!function(e,n,i,s){var d=\"InfogramEmbeds\";var o=e.getElementsByTagName(n)[0];if(window[d]&&window[d].initialized)window[d].process&&window[d].process();else if(!e.getElementById(i)){var r=e.createElement(n);r.async=1,r.id=i,r.src=s,o.parentNode.insertBefore(r,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">De\u0219i Prelungirea Ghencea are cel mai mic pre\u021b mediu pe metru p\u0103trat, cele mai accesibile pre\u021buri pentru garsoniere (aproximativ 42.000 euro) \u0219i apartamente de dou\u0103 camere (63.000 euro) se g\u0103sesc \u00een zona Militari-Gorjului-Lujerului-Uverturii. Acest fenomen se poate explica prin prisma suprafe\u021bei: apartamentele noi sunt, \u00een unele cazuri, mai spa\u021bioase dec\u00e2t cele vechi. Zona din vecin\u0103tatea ora\u0219ului Bragadiru este caracterizat\u0103 de foarte multe proiecte noi. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pre\u021burile se dubleaz\u0103 \u00een zona Politehnica-Cr\u00e2nga\u0219i, unde un apartament cu dou\u0103 camere cost\u0103, \u00een medie, 130.000 euro, potrivit anun\u021burilor postate pe site-ul imobiliare.ro \u00een luna ianuarie. \u00cen zona adiacent\u01ce Politehnicii se g\u0103sesc dou\u0103 mari centre comerciale: AFI Cotroceni, respectiv Plaza. Totodat\u0103, infrastructura de transport este destul de dezvoltat\u0103, astfel \u00eenc\u00e2t accesul \u00een zon\u0103 este foarte facil, motiv care contribuie la cre\u0219terea pre\u021burilor. <\/p>\n\n\n<div class=\"infogram-embed\" data-id=\"_\/rtGb2pDzLmEpLBUk1pb1\" data-type=\"interactive\" data-title=\"Preturi vanzare S6\"><\/div>\n<p><script>!function(e,n,i,s){var d=\"InfogramEmbeds\";var o=e.getElementsByTagName(n)[0];if(window[d]&&window[d].initialized)window[d].process&&window[d].process();else if(!e.getElementById(i)){var r=e.createElement(n);r.async=1,r.id=i,r.src=s,o.parentNode.insertBefore(r,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen ianuarie, pre\u021bul apartamentelor vechi din Capital\u0103 a crescut cu 6,6% comparativ cu anul trecut, ajung\u00e2nd la circa 1.642 euro\/ m2 util.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.691 euro\/mp util<\/li>\n\n\n\n<li>2 camere 1.604 euro\/mp util<\/li>\n\n\n\n<li>3 camere 1.643 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Pre\u021bul mediu pentru un apartament nou este pu\u021bin mai mic, 1.577 euro\/m2, \u00eens\u0103 doar pentru c\u0103 exist\u0103 foarte multe proiecte noi \u00een zonele low-cost (ex. Militari, Prelungirea Ghencea), explic\u0103 Daniel Crainic, director marketing Imobiliare.ro, pentru Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.465 euro\/mp util<\/li>\n\n\n\n<li>Ap 2 camere 1.429 euro\/mp util<\/li>\n\n\n\n<li>Ap 3 camere 1.825 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de \u00eenchiriat \u00een Sectorul 6<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Cele mai sc\u0103zute pre\u021buri pentru \u00eenchirierea propriet\u0103\u021bilor mai mici se cer \u00een Drumul Taberei: 300 euro pentru o garsonier\u0103, respectiv 400 pentru un apartament cu dou\u0103 camere.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La cele cu trei camere, se distinge zona Militari-Apusului-P\u0103cii, unde media este pu\u021bin sub 500 euro. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Oferta pentru apartamentele cu patru sau mai multe camere este foarte sc\u0103zut\u0103, astfel \u00eenc\u00e2t analiza datelor a fost posibil\u0103 pentru doar dou\u0103 zone din sector: Militari-Gorjului-Lujerului-Uverturii (550 euro pe lun\u0103), respectiv Drumul Taberei (630 euro pe lun\u0103).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La nivelul Capitalei, diferen\u021ba medie de pre\u021b dintre un apartament dintr-un bloc vechi \u0219i unul dintr-un bloc nou este de circa 20%, \u00een func\u021bie de proiect, dar ea poate cre\u0219te foarte mult \u00een cazul noilor ansambluri reziden\u021biale din Nord, transmite reprezentantul platformei imobiliare.<\/p>\n\n\n<div class=\"infogram-embed\" data-id=\"_\/CRvHHgtUAOStgK8Aw3rh\" data-type=\"interactive\" data-title=\"Chirii S6\"><\/div>\n<p><script>!function(e,n,i,s){var d=\"InfogramEmbeds\";var o=e.getElementsByTagName(n)[0];if(window[d]&&window[d].initialized)window[d].process&&window[d].process();else if(!e.getElementById(i)){var r=e.createElement(n);r.async=1,r.id=i,r.src=s,o.parentNode.insertBefore(r,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen Bucure\u0219ti, chiriile au crescut semnificativ la \u00eenceputul, comparativ cu 2023:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103: 330 euro\/lun\u0103, evolu\u021bie 12 luni +10,8%&nbsp;<\/li>\n\n\n\n<li>Ap 2 camere: 500 euro\/lun\u0103, evolu\u021bie 12 luni +13,8%<\/li>\n\n\n\n<li>Ap 3 camere: 700 euro\/lun\u0103, evolu\u021bie 12 luni +12,8%<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Datele sunt furnizate de platforma imobiliare.ro pe baza anun\u021burilor postate pe site \u00een luna ianuarie. \u00cen cazul anumitor zone, volumul de ofert\u0103 pe pia\u021b\u0103 a fost prea mic pentru a fi analizat.
