Datele sunt oferite de portalul imobiliare.ro.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Un apartament cu dou\u0103 camere \u00een Sectorul 3 cost\u0103, \u00een medie, 92.500 euro. Pia\u021ba Unirii r\u0103m\u00e2ne \u00een continuare cea mai scump\u0103 zon\u0103, at\u00e2t la nivelul \u00eenchirierii, c\u00e2t \u0219i al v\u00e2nz\u0103rii. La polul opus, cele mai ieftine apartamente se g\u0103sesc la periferie, mai exact \u00een zona Auchan-Ozana-Theodor Pallady, acolo unde pre\u021bul mediu pentru o garsonier\u0103 este de 54.500 euro. \u00cen cazul apartamentelor mai spa\u021bioase, cu patru sau mai multe camere, pre\u021bul poate dep\u0103\u0219i 163.000 euro.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de v\u00e2nzare \u00een Sectorul 3<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Pre\u0163ul mediu \/ m2 de v\u00e2nzare a unui apartament este de 1.620 euro, conform datelor oferite de platforma imobiliare.ro. Dac\u0103 lu\u0103m \u00een calcul raportul suprafa\u021b\u0103\/pre\u021b, cel mai ieftin se vinde \u00een zonele Auchan-Ozana-Theodor Pallady (1263 euro \/ m2), repectiv S\u0103l\u0103jan-Trapezului (1403 euro \/ m2). Totu\u0219i, cu c\u00e2t apartamentul este mai aproape de mall Vitan, cu at\u00e2t proprietarul cere mai mult.  O garsonier\u0103 situat\u0103 \u00een vecin\u0103tatea centrului comercial cost\u0103, \u00een medie, 69,900 euro. Totu\u0219i, pre\u021bul mediu \u00een aceast\u0103 zon\u0103 este de 72.000 euro, potrivit informa\u021biilor primite de reporterii Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen ianuarie, pre\u021bul apartamentelor vechi din Capital\u0103 a crescut cu 6,6% comparativ cu anul trecut, ajung\u00e2nd la circa 1.642 euro\/ m2 util.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.691 euro\/mp util<\/li>\n\n\n\n<li>2 camere 1.604 euro\/mp util<\/li>\n\n\n\n<li>3 camere 1.643 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Pre\u021bul mediu pentru un apartament nou este pu\u021bin mai mic, 1577 euro\/m2, \u00eens\u0103 doar pentru c\u0103 exist\u0103 foarte multe proiecte noi \u00een zonele low-cost (ex. Militari, Prelungirea Ghencea), explic\u0103 Daniel Crainic, director marketing Imobiliare.ro, pentru Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.465 euro\/mp util<\/li>\n\n\n\n<li>Ap 2 camere 1.429 euro\/mp util<\/li>\n\n\n\n<li>Ap 3 camere 1.825 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de \u00eenchiriat \u00een Sectorul 3<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen mod paradoxal, cele mai ridicate pre\u021buri pentru \u00eenchirierea unei garsoniere se \u00eent\u00e2lnesc \u00een<strong> <\/strong>zona Auchan-Ozana-Theodor Pallady. Acest fenomen poate fi explicat prin prisma dezvolt\u0103rii urbane din ultimii ani: tot mai multe proiecte de tipul \u201emass-market\u201d au fost ridicate \u00een zon\u0103. \u00cen cazul acestor locuin\u021be, pre\u021burile de v\u00e2nzare sunt mai sc\u0103zute, \u00eens\u0103 fiind totu\u0219i apartamente noi, proprietarii cer mai mult \u00een cazul \u00eenchirierii.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dac\u0103 ne referim strict la Pia\u021ba Unirii, acolo ar fi cele mai scumpe chirii, \u00eens\u0103 pentru calcularea pre\u021bului mediu au fost luate \u00een considerare \u0219i zonele adiacente, transmite Daniel Crainic pentru Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cele mai ieftine chirii pentru apartamentele cu dou\u0103 camere se practic\u0103 \u00een zona Titan-Parc Grigorescu, unde pre\u021bul mediu este de 400 euro\/lun\u0103. Strict din perspectiva costului, aceasta este \u0219i cea mai bun\u0103 zon\u0103 pentru cele cu trei camere (450 euro\/ lun\u0103). Din acest motiv, nu sunt disponibile date pentru fiecare zon\u0103 \u00een func\u021bie de num\u0103rul de camere.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Referitor la particularit\u0103\u021bile zonei, reprezentantul platformei declar\u0103:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>Sectorul 3 include parcele mari de teren care au fost\/ sunt ocupate \u00een continuare de fabrici (ex.
